Meet with your lender and get pre-approved. This will help you during offer negotiations as you will be considered a more serious and qualified purchaser. It will also help you find the right home that fits your budget.

Choose a Realtor®

One of the most important decisions in the buying process. You will be disclosing personal and financial information and it’s important to do that with the right Realtor®. Consider your Realtor® as a partner, choose the right partner that you will feel comfortable with and one that is compatible with you and your goals.

Initial Home Buyer’s Meeting

With your budget in mind, give your Realtor® your wish list which includes number of bedrooms & bathrooms, size of home, preferred area etc… Let them know your timeline for moving, what days and times your available to view homes and your preferred method of communicating. In turn, your Realtor® will explain the buying process including everything from setting up showings to making an offer.

Looking at Homes?

Probably the most enjoyable part of the process. Limit the number of homes you see each time to around 5 so you can remember what each one has to offer and also bring a checklist to help you in the decision making process. Make sure you let your Realtor® know what you liked and didn’t like about the homes you’ve seen so they can get a better understanding of your wants and needs.

Choosing a Home

Once you’ve narrowed your search and found a home you’d considering putting an offer on, your Realtor® will help you by providing a Comparative Market Analysis (CMA). A CMA will determine a fair market price by looking at what other similar homes in the neighbourhood sold for.

Submitting an Offer

Now that you know what the fair market price for your desired home is, your Realtor® will advise you on the process of an offer submission and best strategies to proceeding. Your Realtor® will explain the Agreement of Purchase and Sale (APS), price, conditions of offer, timelines, deposit process, negotiations etc… Depending on market conditions, there are a number of different strategies your Realtor® can recommend that will make the transaction a success.

Accepted Offer

Congratulations, you have and accepted deal! It’s due diligence time,  which means you go through all the conditions such as inspections, mortgage approvals, insurance approvals etc… and starting making arrangements to have these conditions met within the time frames as set out in the offer. Schedule an inspection, meet with your lender and get a firm approval and so on. Your Realtor® will guide you step by step and make sure all deadlines are met.

BUYER REVISITS

Typically, a buyer will have two or three revisits to the home they have purchased. This is a great opportunity to view the home again and check for any problems that you have may missed. Most agreements should have clauses that state that all mechanical, electrical, HVAC & appliances shall be in good working order at time of closing. This is also a great opportunity to take measurements or just have another look at your future home.

CLOSING DAY

At this point you would have met with your lawyer and they would have explained the entire process from final signatures, to getting funds, to picking up keys. This is a big day, but your lawyer and your Realtor® do most of the behind the scenes work to make this a smooth and stress free day. Once the funds have been transferred between lawyers, you can pick up your keys to your new home!

MOVING DAY

The final step in the home buying process. Plan ahead and prepare, some planning and organizing will make your move much smoother. Make sure you change your address with your post office and call your current utility and new utility providers about two weeks before the move.
